Another indication that Denver's housing market is currently healthy - USA Today ranked Denver in the Top 10 Healthiest Housing Markets in America.

The ranking is based on a new housing gauge called the Zillow Market Health Index.  Its goal is to summarize the strength of an areas housing market compared to others in the nation. 

News from BWI ...

It has been a busy couple of weeks as we wrap up 2013. 
We wanted to share a couple exciting pieces of news.

First, 3270 Vrain is under contract.  We look forward to closing this unit
and hopefully it's neighbor in January.

Second, Katie has joined Your Castle Real Estate as a Realtor.  YCRE is a full service real estate company that supports both residential and investor clients.  It is exciting to be able to offer their resources to our investors, past clients and friends.

Quick Vrain Update

Lots has been happening at Vrain.  Last week, the first coat of stucco was installed outside.  Inside, the south unit had the remaining tile and cabinets installed. This week, they will start painting the interior of that unit!  Stay tuned for the finished pictures!

More Vrain Pictures

Although the exterior photos do not show lots of progress, a lot of the work this week has been inside.  All of the trades are working on receiving their "rough" inspections from the City of Denver.  Although we hoped to be done with this process by now, I feel confident we will be insulating and hanging drywall next week ... stay tuned!  I always underestimate the time involved with dealing with the City.  Meanwhile, other parts of the project keep moving forward:

The garage is ready for stucco, lights and trim and we can call it done!

The outside will receive stucco and vertical metal siding around the first of August.

Construction Update

We are all framed in and the trades are busily working on "roughing in" all of the services to these new homes - plumbing, electric, heating and air conditioning.  Hopefully, we will start hanging drywall next week.  Stay tuned for updates!

A week ago found the structure with almost all of the windows installed and waiting for the fascia.

Manny jumped in to help the framing crew set this long wall for the 4-car garage.
This garage is now framed, sheated and roofed.  Stay tuned for updated pictures!

Oh to be young ... Manny was so excited to start spreading this load of fill dirt.
We are SO thankful for his energy!

We have made great progress this month at Vrain.  We will look forward to showing you around the next time you are in the neighborhood.

The home on Monroe sold to a lovely family on May 15th.
