We closed yesterday on the Dexter Street home. Joe and I particularly enjoyed this project and the style of this home. It was also our first project completed this calendar year. Once again, we thank each of you for the part you played in this project and helping us jump back into the real estate world.
The scope of work included adding 128 sf to the home, a new 2 car garage, landscaping and irrigation, new Kitchen, 3 new baths, infrastructure upgrade - plumbing, electrical, etc., and complete cosmetic remodel.

Dexter Street Update

Dexter - On the Market!
The work at Dexter was wrapped up this week. The For Sale sign went up and now we wait for the perfect buyer. Here are the kids this morning before we showed them the final product ...

Dexter - week 8 and 9
The progress at Dexter has almost been going to quickly to document.
The paint is complete, the cabinets set, light fixtures hung, granite installed, carpet laid,
flowers planted and hardwood refinished.

Dexter - Week Seven
With Joe gone for a couple of days, it was up to me to keep things moving smoothly at Dexter.
Boy, was I glad when Joe got home!
The highlights of the week included:
- the landscaping was completed,
- the drywall was finished,
- the tile was installed in the Bathrooms and Kitchen,
- most of the staining was completed on the original woodwork in the Living and Dining Room,
- the Kitchen cabinets were installed
- and the trim was started.

Dexter - Week Six
The drywall was hung and finished at Dexter this week. While that happened, I spent the week finalizing the finishes for the Bathrooms and Kitchen.

Dexter - Week Five
This week at Dexter we received all of the rest of our rough inspections. This gives us the green light to start insulating and putting the house back together.

Dexter - Week Four
This week was short due to the Easter holidays and started with snow and colder weather. We worked on finishing the rough electrical and plumbing. In addition, we focused on obtaining our first round of inspections. We will get the remaining rough inspections in the coming week and then be able to start closing up all of our open walls. The garage is also almost finished.

Dexter - Week Two
It was another busy week up at Dexter. The work continued to progress well.
Some of the work is "prettier" than others. For example, the old clay pipe sewer from the house to the alley was replaced ... here are the new cleanouts ...
We put an egress window into the basement bedroom.
The old single pane windows in them mudroom were replaced with new ones ...
now I am looking forward to seeing the bead board go up on the walls!
We also opened up another wall. This one is between the Dining Room and the Kitchen. The Kitchen is a galley style kitchen. The new sink and dishwasher will be located under this window!
And we have started to think about paint colors. Feel free to let me know what color you would vote on!
Next week, we hope that the addition to the Master Bedroom will be completely framed in and the garage will be built. Check back soon to see what else we get done!

Dexter - Week One
This week started with the delivery of a dumpster and lots of dust! Although it also ended with lots of dust, we started to put a few things back together ... here Vince is starting to fix the drywall in the Living and Dining Room and fill in some of holes in these walls. By the end of the week, the walls had a fresh skim coat and the blue and yellow paint was all gone!
As we explored the house, we discovered that the windows in the sun room were original. The operation of them is very unique. I believe that they were originally intended to be completely opened and the room used as a sleeping porch. The windows are made to slide down through the window sill and into the lower wall.
Here you can see how the window sill would fold open to allow for the window to slide down into the wall.

2635 Dexter Closing Update
All the papers are signed, the money is sitting in escrow and we wait ... wait for Bank of America (the seller) to finishing signing their side of the documents. With a little luck, we will receive the keys tomorrow afternoon and start swinging some hammers!
