Monroe Update

The painter is working hard ...
The floors are getting ready to be refinished ...
And the BWI team is standing by to put this house back together ...

Here are a few pictures to show you what we have been working on for the last month!  We hope to have "finished pictures" and this house on the market by mid-January!  Stay tuned ...

 

  

Vrain - Preliminary Design

We are working with a local architect to prepare design/construction drawings for the Vrain project.  Here is a very preliminary rendering of the finished product.  

Monroe - Under Construction

Since we rented the house back to the sellers for a couple of weeks, the start of construction has been slow.  However, we made great headway last week.  The demo is mostly complete, new walls are framed, cabinets and flooring ordered ...

Monroe - Purchase Closed

We closed on the Monroe project Friday morning. It was a lovely closing.

We purchased the home from a couple in their 80s that have decided to move to something that is easier to maintain ... a loft in Lowry ... they are happy that they can walk to the grocery store and the local Tavern.

They are also happy that we are going to do the improvements to their home that they don't have the energy to do ...

I will look forward to showing them the finished project in January

 before they leave for a winter in Arizona!

We will begin construction in 2 weeks - watch here for updates!

3270 Vrain Street

We have gone under contract on another new and exciting project.  Once again, this project has a little different twist than the projects we completed this past summer.  This home is an existing duplex located in the Highlands neighborhood.  Our plan is to add a second story ("pop the top") and then sell each side separately.  We are scheduled to close at the end of November and hope to begin construction in the new year.

3031 S. Monroe Street

We have gone under contract on our next project.  This is a little different than our others ... although it needs lots of interior improvements, the home is overall in good shape!  We will close and begin work at the end of October.  Watch here for updates ...

Glencoe Street SOLD!

We closed on the Glencoe Street project Friday.

Glencoe - Under Contract

Just a quick update ... the Glencoe Street property went under contract early last week.  The inspection went through without a hitch and we are scheduled to close mid September.  Stay tuned for more updates on the closing and future projects!

Glencoe - ON THE MARKET

Glencoe will be placed "officially" on the market this weekend.  Enjoy the pictures of the finished product!

 

 

Dexter Street SOLD

We closed yesterday on the Dexter Street home.  Joe and I particularly enjoyed this project and the style of this home.  It was also our first project completed this calendar year.  Once again, we thank each of you for the part you played in this project and helping us jump back into the real estate world.

The scope of work included adding 128 sf to the home, a new 2 car garage, landscaping and irrigation, new Kitchen, 3 new baths, infrastructure upgrade - plumbing, electrical, etc., and complete cosmetic remodel.

Dexter Street Update

We are under contract on the Dexter Street property. 
If all goes as planned, we will close later this week.

Pearl Street SOLD!

We signed the paperwork and the deal is done ... the Pearl Street Project in completed in just a few days less than 4 months.

Pearl Street - Under Contract!

The Pearl Street property was finished up and went under contract in the last week.  

We will have the inspection and the buyers will obtain their loan approval in the next week or so.  

If all goes as planned, we will close on this property in the beginning of August.

Pearl - week 8 and 9

We are in the final stages of the project on Pearl.  Over the past couple of weeks, we have put the house back together.  Next week, we will finish the garage and landscaping before putting the home on the market.  Here are a couple preliminary pictures ... stay tuned for the professional ones ...

Glencoe - Week 5

Lots of work happened at Glencoe this week - the big things included installing the fence in the back yard and framing the basement.

Pearl - week 7

This week, we started making changes that hint that we are getting close to the end of this project ...

On the outside, we painted and installed the new
bedroom window!

The new fence was installed ...

The tile was all finished and grouted.

Glencoe - week 3

We are still working on tearing this house up so that we can put it back together again ...

The rear porch/carport was torn off and "thrown away" -
Joe and Bartolo slept great that night!

The underground plumbing was installed in the basement
for the new bathroom

The paneling and carpet was removed from the first floor of the house -
now we can see if all of these hardwood floors can be refinished!

Dexter - On the Market!

The work at Dexter was wrapped up this week.  The For Sale sign went up and now we wait for the perfect buyer.  Here are the kids this morning before we showed them the final product ...

Pearl - week 5 and 6

Work has been quietly progressing at the Pearl Street property over the past couple of weeks.  The drywall was completed, new windows installed, kitchen cabinets put in place and the trim inside and out began ...
Now we finalize all of the finishes and get ready for the painter later this week.

Glencoe - week two

This week at the Glencoe St. property, the garage came out of the ground, a new furnace and the new electrical panel was installed.  Now that the boring work is almost complete, we should be able to begin the fun stuff!
